New builds

New Construction Inspections

New construction does not always mean perfection. A second set of eyes before the final walkthrough, while the builder can still fix it.

Chapter 01

A brand-new house still gets built by people on a deadline

New construction does not always mean perfection. A single house passes through the slab crew, the framers, the electricians, the plumbers, the HVAC installers and the finish carpenters, often on a tight schedule, and each hand-off is a place for something to get missed.

That is not a knock on builders. It is how a build works. I spent 23 years in construction before I became a Florida-licensed home inspector (HI13003), so I read a new house the way someone who has stood on those job sites reads it.

Foundation, framing, panels and the finishing touches

I examine the whole property, starting with the foundation and framing, then the electrical systems, and on through the finishing touches inside. The goal is a home that meets Florida building codes and high quality standards, and a report that shows you where it falls short.

I have worked with many local builders and tradesmen across Brevard County, which helps me spot the construction issues common to this area. I know what to look for in our local environment, and I know which questions to put to a builder when something does not look right.

Chapter 03

The report you carry into the final walkthrough

Findings in writing, before you sign.

After the inspection you get a thorough report that spells out every discovery. That documentation is what gives you standing to ask the builder to fix items before you close, instead of finding them after you have moved in. I am available Monday through Saturday, 9:00 AM to 6:00 PM, and residential inspections start at $250, based on square footage.
