4-Point Inspection

The report insurers ask for on older homes: HVAC, electrical panels and wiring, plumbing, and the roof's age and condition. Flat rate.

Chapter 01

Why the insurer asks for a 4-point on an older Brevard house

Insurance companies often require this specific report for older homes before providing coverage. It is not a full home inspection. It answers one narrow question: are the four systems the policy depends on in working, safe condition?

When something does not pass, the report says so plainly and says what needs correcting. One customer described it this way: Jim "updated our four point as soon as we submitted the photos" (Chris Signor, Google review). The corrections were few and clearly explained, and the report followed once the fixes were documented.

HVAC, panel, pipes and roof: the four systems, one at a time

The HVAC system comes first: I check the heating, ventilation and air conditioning units to see that they are functional and safe for the home.

Electrical is the panel and the wiring behind it. I look for potential fire hazards and for components that may need upgrading to satisfy the insurer. Plumbing is leaks, pipe corrosion and proper drainage, checked at the fixtures where water damage usually starts.

The roof gets its age and structural integrity assessed against Florida insurance guidelines. Four systems, one report, written by a Florida-licensed inspector with 23 years of construction experience in Merritt Island and across Brevard County.

Chapter 03

What to have ready, and what a flat rate means

Clear access helps: the electrical panel, the water heater, the air handler and the attic hatch should be reachable on the day. A locked panel closet or a hatch buried under storage boxes is the usual way a short visit turns into a long one.

I offer a simple flat rate for insurance inspections, so you know the price before I arrive. The report is direct and information-dense, written so that you and your insurance provider can read it without second-guessing. Licence HI13003.
