Buying a home

Comprehensive Home Inspection

Roof, electrical, plumbing, HVAC, foundation and seawall, written up in a plain-English report you can actually use at the negotiating table.

Chapter 01

What a Brevard house is quietly carrying

A house can look fine from the driveway and still be hiding the expensive part. My comprehensive inspection covers the four systems that cost the most when they fail: the roof, the electrical system, the plumbing and the HVAC. I also assess foundations and seawalls, which matters on a lot of Merritt Island and Brevard County properties that sit on the water.

Salt air, summer moisture and age do their work on every one of those systems. Corroded panel hardware, a water heater that has been leaking slowly, a condenser that has outlived its drain line, a roof that looks sound until you are standing on it. After 23 years in construction, I know where those problems start, so I go looking there first.

Roofline to seawall, in the order the house was built

I work the property from the outside in. The roof and exterior come first, then the attic or crawl access, the electrical panels, the plumbing fixtures and supply and drain lines, and the HVAC system. On waterfront lots the seawall gets its own look, because the ground under a house is only as good as what holds it back.

If you would like to walk the house with me while I work, you are welcome to. Seeing a finding in person, with the panel cover off or the flashing in front of you, tells you more than a line in a report ever could.

Chapter 03

A report you can negotiate from

Plain language, every finding explained, nothing buried.

You get a detailed report that says what I found in words a first-time buyer can follow. Use it to ask the seller for repairs, to ask for a price adjustment, or to walk away knowing exactly why. Residential inspections start at $250, based on square footage, and I am available Monday through Saturday, 9:00 AM to 6:00 PM, anywhere in Brevard County.
